Environmental and Geotechnical Study
to Support Redevelopment Feasibility Study


Large International Developer
ERL was retained by a large international developer to conduct a combined Geotechnical Investigation and Environmental Delineation Program for a proposed 22-story office complex. The combined investigation program presented a cost-effective method of acquiring environmental information in conjunction with the preliminary geotechnical investigation so the feasibility of developing the parcel could be determined for the developer. Through the evaluation of new innovative treatment technologies, the remedial costs associated with lead impacted soil on the property were able to be minimized so that the feasibility of the development project was maintained.



Large Land Tract Acquisition

Connecticut Municipal Township
A Connecticut town was interested in obtaining one of the last large tracts of land in town. ERL was retained to conduct a Phase I Site Assessment, Phase II Subsurface Investigation, and subsequent additional investigation to determine the extent of contamination on the property by chlorinated solvents. The Phase I Environmental Site Assessment was performed to ensure that there were no liabilities associated with the purchase of the property. The Phase I for the primarily residential property indicated that the site had historically been owned by a corporation, and that there were several small chemical laboratories on the property as well as numerous aged underground storage tanks (USTs). The subsurface investigation was then conducted to determine if there were areas of contamination present. Contaminated groundwater was detected that required additional investigation to determine the associated liability. As part of the project, the ERL Project Manager attended Town meetings to explain and discuss the findings, and he presented recommendations for additional investigations to appropriate town boards and commissions.



Multi-State, Multi-Site Fast-Track Environmental Site Assessments Acquisition Assistance

Law Firm for Prospective Buyer
ERL was retained by the legal counsel to the prospective buyer of several hundred retail stores, warehouses, and service centers in about 20 states to perform environmental site assessments on an expedited basis. ERL collected information on all locations via a questionnaire, conducted Phase I site assessments of about 75 properties (including limited surveys for asbestos-containing materials), and conducted subsurface investigations at about a dozen of those locations. The subsurface investigations included soil gas surveys, soil sampling, and the installation and sampling of groundwater monitoring wells. Precision leak tests of a number of underground storage tanks were also conducted. The project, from contract signing to submittal of the final report, was completed within the nine-week time frame set out in the contract and involved about a dozen ERL staff on an almost full-time basis.
